IT'S TIME TO EMBRACE EXCLUSIVE LISTINGS OVER OPÈN LISTINGS. In a recent encounter with Shirley Kongai, the president of AREA Uganda, on LinkedIn, she made a post with the exact same title as this blog, which inspired me to write about the topic. I liked and supported her post on LinkedIn, despite the fact that such a stance conflicts with my open market, capitalistic ideology.
However, given the current chaos in our local real estate market added to the fact that too many agents are selling the same properties, it's clear that exclusive listings could help solve many of the duplication issues on the Real Estate Database (RED), which often lead to inconsistencies.
While the traditional model of open listings may offer flexibility, exclusive listings have several advantages that can lead to better outcomes. However, it's also essential to acknowledge the potential downsides. Let's explore why property owners in Uganda should consider embracing exclusive listings, while also understanding the challenges. What Are Exclusive L

DEALING WITH THE WORST LANDLORD EVER. Babatunde had a dream, to open the finest jollof rice restaurant in the bustling heart of the city. When he found a shop for rent on a busy street, he thought his dreams were about to come true. Little did he know, he was about to meet Sankara, the worst landlord ever. The first sign was subtle. Babatunde signed the lease agreement with Sankara, excitedly handing over the first month's rent and security deposit. But Sankara never returned his copy of the agreement. "Don't worry, Babatunde, it's safe with me," Sankara said with a grin that could rival a crocodile's.Babatunde soon learned that "safe" in Sankara's world meant "lost forever." He asked for a receipt for his payment, but Sankara gave him a receipt for half the amount he had paid. "Taxes, you know? We have to be smart about these things," Sankara whispered conspiratorially. Babatunde nodded reluctantly, not wanting to start off on the wrong foot.A few months in, things took a bizarre turn. Babatunde arrived at his restaurant o

IF YOUR TENANT IS YOUR FRIÈND, WHAT ARE THE ADVANTAGES AND DISADVANTAGES?
Having a friend as a tenant can come with both advantages and disadvantages. Here are some of them:
Advantages:
Trust: You already have an existing relationship with your friend, so you may trust them to take care of your property and pay rent on time.
Communication: It can be easier to communicate with a friend, as you may be more comfortable discussing issues related to the property and resolving any problems that arise.
Flexibility: Your friend may be more understanding if there are any issues with payment or the property, and may be more flexible with the terms of the lease.
Convenience: It may be more convenient to have a friend living in your property, as they are already someone you know and trust, which can save you time and effort when finding a new tenant.
Disadvantages:
Strained Relationship: If any issues arise with the property, it could put a strain on your friendship, which could be difficult to repair.
Financial Concerns: It's

REAL ESTATE IS NOT JUST A JOB, IT'S MY PASSION. In my journey as the founder of the Real Estate Database (RED), I've come to realize that real estate isn't just about the financial transactions it's about passion. My passion for real estate has driven me to create a platform that transforms how agents, buyers, and sellers interact in the market. But what fuels this passion even more is meeting others in the industry who share the same love for real estate. Over the years, I've encountered several individuals whose commitment to real estate has deeply inspired me. The Vision Behind RED: Fueling Passion with Technology. At the heart of RED is a desire to connect people to their dreams. My passion for real estate and technology led to the birth of this platform, which has evolved into more than just a listing site it's a lead-generating machine. THE LAW TO REGULATE REAL ESTATE AGENTS IN UGANDA IS LONG OVER DUE.
Real estate agents play a critical role in facilitating transactions in the property market. However, the absence of a regulatory framework has led to numerous challenges and shortcomings in the real estate industry in Uganda. Here are some additional challenges that highlight the need for a law to regulate real estate agents in Uganda.
Lack of Qualifications and Training: One of the major challenges in the real estate industry is the lack of qualifications and training for agents. Currently, anyone can become a real estate agent without having any formal qualifications or training. This has resulted in a lack of professionalism and a low level of expertise among some agents, which can lead to poor advice and service delivery for clients. A regulatory framework can help to ensure that only qualified and trained agents are allowed to operate in the industry.
Inconsistent Fees and Commissions: Another challenge is the inconsistency in fees and commissions charged by rea

100 FASTEST GROWING LOCATIONS IN AND AROUND KAMPALA CITY FOR BUYING RESIDENTIAL LAND. Is your home area one of the fastest growing locations around Kampala?
Kampala's real estate market is rapidly expanding, with numerous areas around the city experiencing significant growth. Based on the latest RED statistical analytics, I have identified the top 100 fastest-growing locations for buying land or houses, arranged and ranked in order of growth.
This boom is driven by rapid urbanization, a growing economy, and increasing demand and supply in these areas. A key observation is that the fastest-growing areas are "generally" more expensive. However, there are exceptions like Kololo, which, despite being very expensive, is ranked 39th due to its slower growth. This slow growth is attributed to the limited supply of land and low demand caused by high price points.
In this blog, I highlight a selection of these promising locations, offering an overview of the factors contributing to their growth and what makes each area unique and attractive for residen
